Why aren’t there more businesses in Castle Pines?

This was one of my big questions when I moved here and what led me to apply to the city council to fill a vacancy. 


I’ve learned a lot since I started on council in December 2024.


The simple answer is supply vs demand. 


It comes down to trade offs as it always does with economics. (Have you read Thomas Sowell's Basic Economics?)


Do we as residents want to live in a more crowded and busy city?


Are we willing to forgo some of the conveniences of the bigger cities around us to maintain a small town feel?


Of course we want both!


It is hard for businesses to survive with no big employers in town that attract customers beyond the 17,000 residents - not to mention high rents, insurance, and all the costs involved in running a business. 


The land owner in the canyons area has stated that in order to attract more commercial, there needs to be more residential first. Retail follows residences. That is his focus.


Things are moving on the east side and his vision is to create a ‘main-street’ area with mixed commercial and a place for residents to gather. 


It is slower than we all would like but there is work being down behind the scenes to get it moving forward.
